Run your first scan

The scanner lives in your client portal; here's the wizard from open to results.

1. Open the scanner

The Local Demand Scanner is a portal tool. Log in and open it from your client portal at /portal/client/market-signal.

2. Choose your industry

Home Services, Real Estate, Legal, Healthcare, Accounting, Restaurants, Retail, Auto Services, or Custom. This decides which search categories are monitored and how themes are grouped.

3. Define your area

Pick a precision level: city-level for a broad overview (e.g. Toronto), neighborhood-level for specific districts (e.g. Liberty Village), or street-level for hyper-local targeting (e.g. the King St W corridor).

4. Run the scan

Click Start Scan. A scan typically takes 2 to 5 minutes while the tool collects search volume, groups intent themes, calculates competitive density, and drafts ad recommendations.

Reading intent themes

The scanner clusters raw searches into themes so you write ads for intent, not keywords. A plumbing scan, for example, usually splits into groups like these.

Searches like "emergency plumber", "24 hour plumber", "plumber near me now". Usually high volume and high urgency.

"Plumber cost", "plumbing estimate", "how much does a plumber charge". Buyers comparing before they commit.

"Drain clog", "water heater repair", "leaky faucet fix". Clear jobs you can write a targeted ad for.

Merge themes

Combine similar groups into one.

Break a broad theme into sub-categories.

Remove terms that aren't your work.

Add searches

Include specific keywords you care about.

Save any configuration with a descriptive name (like "Downtown Toronto – Plumbing"), set it to re-scan weekly or monthly, and get notified when new themes emerge.

Competitor tracking

See what your competitors rank for, find the gaps they've left open, and aim your ads there.

1. Add competitors

In the scanner, open Competitors, click Add Competitor, and enter their website URL. The tool can also auto-discover competitors from your scan results.

2. Read the analysis

For each competitor you'll see the keywords they rank for, their service pages, their content strategy, and the neighborhoods they target.

3. Find the gaps

Gap identification surfaces what they're missing: underserved services, low-competition neighborhoods, and content nobody in your market has written.

4. Generate competitive copy

The tool drafts ads that lean on your strengths and their gaps. It focuses on what you do well, not on disparaging competitors.

Reports and exports

Every scan produces area heatmaps showing search intensity by neighborhood, volume trends over time, and the ad kits themselves. Take the results with you three ways.
